But what are custom builds and how does the process work? Here, we explain how customisation helps in our mission to create amazing places.

How do custom build homes work?

Every homeowner has different needs – from those who love to entertain in open spaces to young families needing additional room for their children.

That’s why custom builds are designed specifically to give our customers choice about the layout of their homes.

This doesn’t mean complete redesigns or bespoke projects – but instead a choice of outlined layouts that best fit a customer’s needs.

That could be opting to have an open plan kitchen diner over a separate dining room, or choosing a smaller master bedroom to accommodate a study.

Options available are only those which have previously been approved by local authorities during the planning process.

This is a relatively new approach for the industry and one that us at Cora are keen to explore further to help our customers find their dream home.

Lancaster Gate

Our Lancaster Gate development in stunning Sutton, Bedfordshire, is the first location where we are offering customisation.

The option is available on our three-bed detached Cardinham homes, offering customers the choice of three layouts.

These layouts include changes to the first floor, with the option for a study or to expand the master bedroom with an en-suite bathroom and walk-in wardrobe.

The ground floor can also be altered to create an expansive 29.9sqm open plan kitchen, dining and living space.

Like all our homes, sustainability is baked into every custom build. This includes energy efficient heating, solar panels, Hive smart thermostats and electric car charging as standard.
